Putting your house up for sale is not an easy thing to do; it is ideally a part of you in a way. It shares your DNA, memories, style and so much more. 

So, we completely get it when you have to make the decision to sell such an important part of your life.

Sometimes it's not about leaving what you love, but rather starting a new chapter in life. It can be difficult to secure a sale though because what may be amazing to you may not be so appealing to the market. 

Here are some things to note when you are getting ready to sell your house:

Renovated or modern-styled kitchens and bathrooms: 

The two things that are the most important for most buyers is the kitchen and the bathroom. A buyer wants to see that there has been some sort of renovation or upkeep with these two rooms. 

Sandy Geffen of Sotheby’s International Realty South Africa said to IOL

"Some buyers prefer ultra-modern kitchens and high gloss finishes, while others want timeless, neutral kitchens, estate agents say. French Provençal-style kitchens can be popular as they have a warm homely feel." Not forgetting appliances in the kitchen, buyers prefer name branded appliances. 

While buyers tend to look for spaciousness in the bathroom, free-standing bathtubs, and raised cabinets, stoned countertops are also quite popular and in style in both bathrooms and kitchens. 

Open plan living: 

Open plan is definitely more appealing to many buyers. However, rooms with open plan should be lit with natural sunlight. If you watch home improvement programmes then you will know that this is a new trend with homes. 

Have you ticked the box with providing added value: 

Many buyers have prioritised entertainment areas in their list of things to have, or at least the potential for an entertainment area. The pandemic has introduced this need in the market. 

So if you do have one, zhush it up or create a potential space that could be used for entertaining. 

Don't break the bank, but be particular: 

Sometimes it's not about spending an arm and a leg in updating your home, but rather spending on features that create a statement. Think along the lines of steel, wood, porcelain, and stone, and cement; these could be used in smart and efficient ways to update a space. 

It could ideally be very helpful to watch the HGTV channel on DStv (channel 177), for ideas. With the variation of shows, like Property Brothers, and Home Town, there is definitely potential in learning a few tips here and there.
